South Griffin is set to welcome a new Dairy Queen, with plans moving ahead for a location at 1679 MLK Parkway—right next to the recently developed Zaxby’s. The addition is part of a growing wave of commercial development in the area, bringing more dining options and activity to the community.
The project was first reviewed at the July 29, 2025 meeting of the Spalding County Planning Commission. Developer Vic Patel, representing Beau James Street LLC, submitted a request for a variance from the Tri County Crossing overlay standards. These guidelines are designed to promote pedestrian-friendly development, requiring buildings to be positioned close to the road with parking at the rear. Dairy Queen’s standardized layout includes parking in the front, which prompted the need for a variance. A second variance was requested for facade materials to align with the franchise’s national design.
While the site design doesn’t fully match the overlay standards, no members of the public spoke during the hearing, and the commission moved forward with its review process. The project reflects the balance local officials continue to navigate between encouraging thoughtful development and accommodating nationally recognized businesses.
Final construction plans are expected to be submitted to the county soon, and the developer is actively seeking a general contractor to begin the build.
Once open, the new Dairy Queen will offer its full menu—from burgers and fries to Blizzards and cones—in a familiar setting tailored to the South Griffin community. Positioned alongside Zaxby’s, it’s expected to strengthen this stretch of MLK Parkway as a convenient food destination.
