Grading Begins for Commercial Development on Pine Road in Coweta County

A new commercial development is underway on Pine Road in unincorporated Coweta County, where land clearing has already begun following the approval of plans submitted in August 2024. The 10.26-acre parcel, zoned Industrial (M District) with a QDCD overlay, will first see construction of a 7,000-square-foot commercial office/retail building while reserving 3.5 acres for future expansion.

The structure will stand up to three stories or 34’11” tall, with required setbacks including a 100-foot front buffer, 10-foot side landscape strips, and a 100-foot undisturbed rear buffer. The site will include 46 parking spaces—two of them ADA-compliant van spaces.

With roughly 6.6 acres being graded for construction, stormwater management will be handled by a bioretention basin and detention pond to meet county and state regulations.

The visible progress confirms the project has cleared all necessary approvals, marking the start of a carefully planned commercial addition to Coweta County that balances growth with environmental considerations. Further updates will follow as construction progresses.
