Beams are going up, the clubhouse is coming together and locals are lining up for lots and units at Carrollton’s newest life plan community, The Birches on Maple.
The Birches on Maple is a 55-and-older planned life community developed by Carrollton’s Linco Development Company, built by RaLin and integrated with Tanner Health System. The development will offer The Preserve at The Birches on Maple, featuring freestanding homes for 55-and-older active and independent residents.
It will also feature River Birch Place — a three-story tower offering studios and suites for independent living, assisted living and memory care, and The Cottages, independent living semi-detached homes for rent.
“We’re getting a lot of interest, because there’s really nothing like this in our area,” said Josh Chapman, President of Linco Development Company. “This is a unique development, and there’s definitely a need.”
Of the 83 lots available at The Preserve at The Birches on Maple, six have already been secured by deposit. Residents reserve their lot for our builder to construct one of our designated plans.
“Now is a great time to explore your options, because each lot has its own unique traits,” said Chapman.
Lots on the west side of The Preserve at The Birches on Maple offer solitude, with a barrier that precludes foot traffic and offers privacy. Lots in the center of the village offer ample opportunity for socialization, while lots on the east side of the village back up to greenspace, including a walking trail and creek.
Each freestanding home in The Preserve at The Birches on Maple is owned by the resident. The community offers five unique floor plans to choose from, ranging from 2,100 to 2,700 square feet. Two- or three-bedroom homes are available, some with additional second-floor bedrooms or bonus rooms. Exterior options are available for unique curbside appeal.
Convenient to Maple Street Commons, City Station, the University of West Georgia, the Carrollton GreenBelt and more, The Birches on Maple will offer indoor and outdoor swimming, greenspace, trails, an on-site restaurant, courts for recreation — like pickleball — and a clubhouse with on-site bistro and lounge, fitness center, library and learning center, game room and crafts room.
The community will be comprised of 80 acres. 36 acres are currently under development with future expansion planned.
Through its integration with Tanner, residents at The Birches on Maple will have access to the health system’s services — including primary care, heart care, cancer care, orthopedic care and more.
The health system is also giving residents the chance to participate in on-site classes and programs through its Get Healthy, Live Well initiative, with ways to stay active, control or avoid chronic diseases and maintain fitness and mobility late in life.
The Birches on Maple is also working with the University of West Georgia to establish enrichment programs for residents, such as access to classes, sporting events and others.
Along with Get Healthy, Live Well’s wellness-focused programming from Tanner, a social director will also be available to schedule and facilitate clubs and events.
Appointments are available to tour the development, and a furnished model home in The Preserve at The Birches on Maple will be available to tour in the coming weeks, giving visitors a glimpse at what life in the active and independent living portion of the development will be like.
Work on the River Birch Place is expected to be completed by Summer 2024, and construction at The Preserve is continuing as lots are reserved and floor plans chosen.
