The City of Carrollton has released its upcoming Work Session documents, and due to the high volume of questions we’ve received, we wanted to share this information with our readers. As always, our primary focus at The City Menus is delivering business news in the West Georgia area, but we’re happy to pass along updates that matter to our community.
The Carrollton Mayor and City Council will hold a Work Session on June 19, 2025, at 9:00 a.m. in the City Hall Meeting Room (315 Bradley Street) to review key agenda items, including a proposed residential development at 400 Stripling Chapel Road.
Project Overview
Manor Restorations LLC has submitted a request to annex and rezone a 24.44-acre tract from county agricultural use to a Residential Planned Development (PD). The project, named Manor Estates, proposes:
- 80 single-family detached homes (3.35 units per acre).
- 25% open space (6.11 acres), including dog parks, a pavilion, and walking trails.
- Transitional design to blend with adjacent commercial (Walmart shopping center) and residential zones.
- Compliance with strict architectural and landscaping guidelines (e.g., brick/stone exteriors, 1,800+ sq. ft. homes, and no vinyl siding).
Key Discussion Points
- Annexation & Rezoning: The Council will evaluate the project’s alignment with Carrollton’s Comprehensive Plan and its impact on infrastructure, traffic (estimated 400 daily trips), and neighboring properties.
- Community Benefits: The development includes HOA-maintained amenities and green spaces, aiming to enhance quality of life.
- Design Standards: The proposal mandates aesthetic consistency, with Design Review Board oversight for construction approvals.
