A new veterinary clinic could soon be coming to the northwest corner of Highway 29 and Pine Road in Coweta County, near the existing Dollar General. Plans show a two story, 5,500 square foot facility on a roughly 1.7 acre site designed to serve as a full service animal care location.
The proposal, submitted by Blue Frog Engineering on behalf of the developer, includes a variance request to reduce the required building setback along Highway 29 from 135 feet to 105 feet. The adjustment is being sought due to the property’s unique layout, which is bordered by roads on three sides and constrained by overlapping setback requirements.
Site plans indicate the clinic would include several parking spaces, landscaped buffers, a fenced outdoor area, and designated space for stormwater and septic systems. The building would still maintain significant distance from both roadways, with additional buffers intended to preserve the corridor’s appearance and meet local development standards.
