Developers of Carrollton’s highly anticipated mixed-use project are continuing to make progress on retail leasing, restaurant partnerships, residential planning, and hotel accommodations as momentum builds toward a targeted 2027 opening.
The residential component of the development will be called The Hayward. The Hayward will be managed in partnership with a local Carrollton firm Vision Realty & Management. For those interested in leasing opportunities, the apartment leasing packet and website are expected to be available soon.
Linco Properties is expected to oversee management of the retail portion of the development, while leasing negotiations continue for the remaining available commercial space. A marketing flyer outlining retail opportunities and leasing details is expected to be released later this week. Sullivan Wickley, an Atlanta-based firm, is representing the project as broker.
One of the project’s most notable announcements involves a signed letter of intent with restaurateur Gary Lang, owner of Breakwater in Beaufort, South Carolina. Lang plans to open a new restaurant in Carrollton called Southern Provisions, which is expected to occupy approximately 4,200 square feet at the corner of Alabama Street and Highway 27. Lease terms are currently being finalized, but developers say they fully anticipate the restaurant becoming a centerpiece tenant within the development. Since the initial concept discussions, Lang says the vision for Southern Provisions has evolved into a more elevated dining experience that will push “to the upper limit of upscale casual, just short of fine dining.”
Southern Provisions will feature a refined menu, an extensive bar and wine program, along with a thoughtfully designed interior with rich wood finishes and marble table tops in place of the traditional white table cloth dining. The restaurant is expected to open initially for dinner service seven days a week, along with brunch on Saturdays and Sundays. Lunch service may be added later on as operations expand. Lang says the goal is to create a polished but approachable atmosphere that delivers a high-end culinary experience without the formality often associated with fine dining.
A second restaurant concept has also secured space within the project, although the official name has not yet been announced. Developers are collaborating with renowned Birmingham chef Chris Hastings on the design, menu development, and operations for the approximately 4,500-square-foot restaurant. Hastings, a James Beard Award-winning chef, is widely recognized for acclaimed establishments including Hot & Hot Fish Club and Ovenbird. Hastings will act as the lead consultant managing staffing and the operations of the restaurant.
The development will also include a Home2 Suites hotel as part of the mixed-use project, adding an extended-stay hospitality option to the growing downtown district.
Additional details regarding menus, opening dates, and tenant announcements are expected to be released in the coming months. Developers say the goal is to have all retail spaces operational by March 1, 2027, although they acknowledge the timeline is ambitious. Both restaurants are expected to be open and operating by that time. Approximately 9,500 square feet of retail space remains available for lease.
Parking plans for the development were also outlined, with the majority of the parking deck being accessible to the public. A total of 120 spaces will be reserved specifically for apartment residents, with designated signage and placement near elevators and residential access points. At this time, developers do not plan to reserve spaces for hotel guests at the Home2 Suites, though they retain the option to reserve up to 114 spaces in the future if necessary.
The first level of the parking deck is expected to remain dedicated to retail customers and future residents. The deck will also feature six electric vehicle charging stations on the first level. Each parking level will include two public elevators positioned on opposite ends, providing direct access to retail walkways and the pedestrian promenade.
Developers also confirmed that apartment floor plans and pricing information are expected to be released by August first, through a dedicated landing page currently under development.
