The Carrollton Mayor and City Council will discuss a rezoning request during its October 22 work session that could pave the way for another location of a fast-food restaurant chain that already has several locations in town.
The request involves approximately 0.7 acres at 1231 North Park Street (across from CFA), where the applicant is seeking to change the property’s zoning from R-20 (Single-Family Residential) to C-2 (General Commercial) to allow for the development of a fast-food restaurant.
The application was submitted by Jeff Carter with Carter Engineering on behalf of the property owner and restaurant chain.
According to city documents, staff has recommended two conditions if the rezoning request is approved. The first would require the developer to provide a photometric study during the civil plan review process to demonstrate minimal light and glare spilling onto adjacent residential property.
The second condition would require a 10-foot buffer with an opaque fence, as shown on the proposed site plan, to provide separation between the commercial development and neighboring residential property.
The request was originally scheduled to go before the Carrollton Planning Commission on October 13. However, that meeting was canceled due to a lack of a quorum, and the rezoning request was forwarded to the mayor and city council without a recommendation from the Planning Commission.
The property is located in Ward 2, represented by Councilmember Brett Ledbetter.
The rezoning request is listed for discussion during the Thursday, October 22, Mayor and Council Work Session, scheduled for 9 a.m. at City Hall, 315 Bradley Street, in Carrollton.
The request remains under consideration, and no final decision has been announced.
The information regarding the proposed rezoning is publicly available in the City of Carrollton’s October 22 Mayor and Council Work Session agenda packet. Those interested in reviewing the application, proposed site plans and other supporting documents can access the public information here.
