Last night during a Carrollton City Council meeting a site plan amendment for a 54.23 acre Mixed Use Planned Development located on Highway 166 Bypass across from Cedar Street was not approved for the revised commercial acreage. However Planned Development originally approved this plan for a 330-unit apartment complex and approximately 19.43 acres of commercial outparcels.
The applicant revised the site plan to reduce the commercial acreage to 10.12 acres. The proposed density remained at 330 multi-family units. During the meeting, the apartment developer made it known the complex was still “ready to go” regardless of the outcome of the amended plans. Since it was not approved, the apartments are still set to be built, but must follow the original site plan’s positioning.
Part of the proposed development named Cedar Crossings would’ve featured an inline grocery tenant and a few road frontage free standing commercial buildings. The grocery tenant was removed from the amended plans that council heard last night.
According to the documents presented at the meeting, Texas Roadhouse was ready to sign upon approval. Texas Roadhouse has been highly speculated at coming to Carrollton for several years now. It was even high up on The City Menus rumor weed page. Texas Roadhouse already operates more than a dozen restaurants around the state, but the new Carrollton unit would had been the first in Carroll County. The Louisville-based chain operates existing Atlanta area restaurants in Newnan, Cartersville, Marietta, and Hiram, among others.
It is unknown if Texas Roadhouse has any other locations in mind. The City Menus has been tracking this potential project for quite some time and we will report back if there are any changes or resubmittals.
