A local apartment community known mostly for student housing now has full unit leases to offer to the Carrollton area. Timbercrest at Carrollton Apartments, located at 316 Columbia Drive, has restructured to expand their offerings to young professionals and families.
According to Stormy Hofmann, General Manager of Timbercrest at Carrollton, “Students have been primarily our target since we are so close to the university and offer individual leases, which are one person per bedroom. Prior to this year, by-the-unit leases had not been offered”.
However, this year the apartment community is now offering more conventional leasing options to appeal to young professionals and families. “Young adults and families can rent by the unit and not by bedroom. One person can sign the lease for the whole apartment,” said Sarah Champie, Assistant General Manager. Most units available for young families and professionals to lease are in a specific building in the back of the community, away from where most of the student housing is located.
A full apartment is three bedrooms, each with its own individual bathroom, and a study with its own bathroom, which could also be used as a fourth bedroom. While the apartments are not furnished, they do include the typical appliances such as a refrigerator, stove/oven, washer and dryer. Window blinds are also included. The apartment community is pet friendly.. “We allow most cats and dogs, as long as they are not on our restricted breed list. You can have up to two pets per apartment, and you must register them with the office. There is a $30 per month pet rent add-on and a one-time $300 pet fee,” said Champie.
Timbercrest also has a host of amenities to appeal to young professionals and families. Outdoor amenities include a resort-style pool, new grills, hammocks throughout the lawn areas, a pet park, basketball and volleyball courts; and the community is conveniently located near the Greenbelt.
The Clubhouse at the center of the community offers a game room, tanning bed, computer lab, and a gym that is typically open 24 hours, but due to the COVID-19 restrictions, it is currently only open during office hours. Usually, there’s also a coffee bar available, but it is closed temporarily also due to COVID-19 restrictions. The community offers a variety of events to all residents, and while most are student-driven, families and young professionals can also join in. Some recent examples include game nights and making tie-dye face masks.
Occupants’ comfort and peace of mind is major priority for Timbercrest. While the apartment community is gated, residents can conveniently let their visitors in through the ButterflyMX app. Visitors download the app, select the resident they are looking to visit, and the app notifies the resident of their visitor’s arrival either through a phone call, text message, or app notification. The resident can then press a button on their phone to let the visitor in through the gate. For additional peace of mind, a Carrollton police officer lives on site. And for secure delivery, all packages sent to residents are securely held at the front desk for pickup.
The cost to rent a full apartment is $1,299 per month for a 12-month lease. Shorter leases are available starting at a minimum of six months, but the rent cost will vary by the length of the lease. Rent includes water, sewer, trash, cable, and internet. Electricity is not included.
There are some financial requirements in order to qualify for a full-apartment lease. “Applicants must have established credit, meet a credit requirement of a 600 credit score or higher and make three times the amount of rent per month. However, unlike our typical individual leases for students, a co-signer is not required,” said Champie. If an applicant can’t qualify financially, they can pay a two-month deposit to secure a lease.
