A new commercial development is being proposed at the southwest corner of Highway 34 West and Doctor Bruce Jackson Road in Coweta County, where plans call for a roughly 4,700 square foot convenience store with fuel pumps on a 1.83 acre site.
The project, submitted by applicant Virginia Singh, includes requests for buffer reductions and setback adjustments due to the property’s irregular, parallelogram shape, which limits buildable space. Plans indicate reductions to required buffers from 50 feet to as little as 15 feet in some areas, along with a decreased setback for the fuel canopy.
According to the public notice, the Coweta County Board of Zoning Appeals will review the variance request during a hearing scheduled for April 23, 2026, at the county commission chambers in Newnan.
Site plans show a modern storefront design with brick and stone elements and a central entrance, similar in style to recently built fuel and retail locations in the area.
If approved, the development would add a new retail fuel option along a growing commercial corridor, though the requested variances will be a key factor in the board’s decision.
